Domestic EPC (RdSAP)

A domestic EPC is the certificate required by law for any residential property which you want to sell or rent.

Once a property has a certificate it is valid for 10 years.  To check the Government EPC regsiter click the big blue button on this page.  All existing dwellings are assessed using RdSAP; new dwellings require a SAP assessment (see FAQs for further information).

Obtaining an EPC is relatively easy.  A qualified assessor will visit your property to carry out an assessment.  This will involve inspecting all areas of the building, your gas and electricity meters, any loft space, your boiler or heating and hot water systems, lighting and windows.  The Assessor will also measure the floor area of your property and take details of the property construction.

Please note that it will also be necessary to gather photographic evidence of the above.

Once the visit has taken place your certificate will be lodged on the national EPC database within 24 hours.  A typical assessment visit will take approximately 30-40 minutes.

If the property has had any extensions, a loft conversion, replacement windows or additional insulation added then it will help the assessor to have all documentation for the above available at the visit.  Failure to provide this documentation may effect the result of your EPC

FAQ

Q:   Do I need to get an EPC?

A:   If you want to rent or sell a property the property will need to have a valid EPC.  To check if your property already has an EPC check the Register by clicking on the big blue button on our website "check your EPC here" under SERVICES.

Q:   What types of EPC are there?

A:   There are three main types of EPC: a commercial EPC (for business premises), an SAP or 'full SAP' EPC (for new build dwellings/residential properties) and an RdSAP or 'reduced data SAP' (for existing dwellings/residential properties).  It is not normally possible to carry out an RdSAP on a property less than ten years old, unless it can be evidenced that the original build data/builder is no longer available.

Q:   When will I receive my report?

A:   Your EPC will be lodged the same day and available to view or download from the national database at www.epcregister.com.  This may be delayed to the next business day if internet signal in your area is poor.

An inventory/checkout or floor plan will be emailed to you as a PDF file within two business days of the appointment.

Q:   How and when is payment due?

A:   Payment is due on the day of the visit. Payments are accepted by bank transfer or cash.

Q:   Can my property be exempt from getting an EPC?

A:   Yes, in certain circumstances a property MAY be exempt.  This can include listed buildings, places of worship and rented properties where the cost of meeting the minimum 'E' standard will cost more than £3,500.
